Can I reroof a shingle roof in Florida?

Reroofing over existing shingles may seem like an easy and cost-effective solution to a damaged or aging roof. However this is not something we recommended at RIG Roofing. To be clear, reroofing means installing a new layer of shingles on top of old ones.You can imagine some of the issues this might cause. For example, the additional weight of the new shingles may cause structural load complications. Additionally all underlying problems with the existing roof are covered up (i.e. mold, leaks, etc.) and can no longer be fixed. In many cases it is against Florida building codes to reroof over an existing shingle roof. That’s why we always recommend removing the old shingles and installing a fresh new roof. This provides a more durable and long-lasting solution for homeowners.

Is it possible to install new shingles over existing shingles in Florida?

If you are asking if it’s legal in Florida to install new shingles over existing or old shingles. Yes and No. The answer isn’t black and white. Below we give you a breakdown of the Florida Building code when it comes to reroofing shingles over shingles.

If any of the following conditions apply, you are not allowed to apply a new layer of shingles to a roof unless you remove all previous roof coverings down to the roof deck.

  1. The current roof or roof covering is wet, has deteriorated to the point that it cannot serve as a foundation for new roofing, or both.
  2. If the roof's current material is asbestos-cement tile, wood shake, slate, clay, or rock.
  3. When there are already two or more applications of roof coverings to the existing roof.
  4. The current roofing has blisters.
  5. If the existing roof will be used for attachment for a new roof system and compliance with the provisions of Section 1504.1 (building code regarding wind resistance and roofing materials) cannot be met.

While it's possible, and sometimes legal to reroof a shingle roof under certain conditions, it is never something we would recommend at RIG Roofing. One of the primary reasons reroofing can be more expensive is due to the additional labor and material costs involved. When reroofing, the old shingles are left in place and a new layer of shingles is installed over the existing roof. This may seem like a simple and cost-effective solution, because If the underlying damage is not addressed, it can lead to more costly repairs down the line, such as the need for a full roof replacement.

  • Reroofing can void the warranty of your new shingles.

An outstanding warranty can make new shingles very appealing. When you are guaranteed a quality product it reassures your money is well spent. However, layering new shingles over existing or damaged shingles can void the manufacturer's warranty.

  • Reroofing adds weight to your roof.

It kind of goes without saying but a double layer of shingles is going to be twice as heavy as one layer. The heavier load on the roof structure may cause problems with ventilation and insulation. To accommodate the additional weight of the new layer of shingles, extra roofing materials, such as underlayment and flashing, may need to be added. Not all homes are able to bear the weight of two sets of shingles. Always check your structure’s capabilities before starting a project that will add additional weight to your roof.

  • Additionally, the process of reroofing requires more labor and time as the roofer needs to take extra care to ensure the new shingles are properly laid over the old ones.
