What Is a Flat Roof, and Which System Fits Your Building?
A flat roof is really a low-slope roof: it rises only about a quarter inch per foot, just enough to move rainwater toward drains and gutters. Because water lingers on it longer than on a pitched roof, it needs a continuous waterproof membrane instead of overlapping shingles or tile. R.I.G. Roofing installs and repairs the five main flat roofing systems used in Florida: TPO, PVC, EPDM, modified bitumen and built-up roofing. The right choice depends on your building, how the roof is used, and your budget.
Flat roofs are everywhere in Central Florida, from shopping centers and churches to the porch, carport or addition tied into a home's shingle roof. That tie-in point is a common leak spot. Florida's heat, UV and summer downpours are hard on every flat roof, so the material, the seams and the drainage all matter.
Every project starts with a free roof assessment. We check the membrane, seams, drains and decking, photograph what we find, and tell you honestly whether a repair or a replacement makes more sense.

FLAT ROOF SYSTEMS EXPLAINED
The Five Types of Flat Roofing We Install and Repair
Every flat roof falls into one of two families. Single-ply membranes (TPO, PVC and EPDM) are large factory-made sheets laid in one layer. Asphalt-based systems (modified bitumen and built-up roofing) are made from several layers bonded together. Here is how each one works and where it fits.
TPO Roofing
TPO (thermoplastic polyolefin) is a white single-ply membrane whose seams are welded together with hot air, so the seams become one continuous sheet. The bright surface reflects sunlight, which helps keep Florida buildings cooler, and it is one of the most cost-effective choices for commercial roofs and residential flat sections. We install Mule-Hide TPO. Learn more about TPO roofs
PVC Roofing
PVC (polyvinyl chloride) is also a heat-welded, reflective single-ply membrane, but it is especially resistant to grease, oils and chemicals. That makes it a strong fit for restaurants, roofs with kitchen exhaust, and buildings with rooftop equipment. We install Mule-Hide PVC in one pass with heat-welded seams. Learn more about PVC roofs
EPDM Roofing
EPDM is a synthetic rubber membrane, usually black, with a long track record. The EPDM Roofing Association reports service lives of at least 38 years when the roof is designed, installed and maintained properly. Its seams are glued or taped rather than welded, so seam care is the key to a long life. Learn more about EPDM roofs
Modified Bitumen Roofing
Modified bitumen is asphalt blended with rubber (SBS) or plastic (APP) modifiers and reinforced with polyester or fiberglass, as manufacturers such as Polyglass describe. It is applied in two or more layers, often with a granule-surfaced cap sheet, and stands up well to foot traffic. It is common on porches, carports and small commercial roofs. Learn more about modified bitumen roofs
Built-Up Roofing (BUR)
Built-up roofing is the classic tar and gravel roof: alternating layers of asphalt and reinforcing felts, finished with gravel or a reflective coating. Its many layers make it tough and puncture resistant, and many older Florida commercial buildings still have one. Learn more about built-up roofs
How to Choose the Right Flat Roof
-
Lower cooling costs: a white, reflective TPO or PVC membrane.
-
Restaurants and rooftop equipment: PVC, for its grease and chemical resistance.
-
Long track record: EPDM, with careful seam work.
-
Porches, carports and foot traffic: modified bitumen.
-
Repairing an existing tar and gravel roof: built-up roofing.
Your existing roof matters too. Sometimes the best value is repairing the system you have; other times a full tear-off and a new membrane is the better long-term value. We explain both options with photos before you decide.
Florida Factors Every Flat Roof Has to Handle
-
Ponding water. The Florida Roofing and Sheet Metal Contractors Association notes that ponding is commonly defined as water still on the roof 48 hours after rain, and that the Florida Building Code points to a minimum design slope of a quarter inch per foot. Standing water speeds wear and can affect manufacturer warranties.
-
Heat and UV. Months of intense sun dry out and crack older membranes and coatings. Reflective surfaces help.
-
Summer storms and hurricanes. Edges, flashing and seams take the brunt of high wind and wind-driven rain.
-
Rooftop equipment. AC units, vents and curbs need properly flashed penetrations, a frequent source of leaks.
Signs Your Flat Roof Needs Attention
Water stains on ceilings, bubbles or blisters in the membrane, open or lifting seams, cracked flashing around equipment, and puddles that stay for days are all reasons to call. Small issues found early are often a simple roof repair. If the damage is widespread, a roof replacement may be the better value. TPO Roofing
White, heat-welded single-ply membrane that reflects Florida sun. A cost-effective choice for commercial roofs and residential flat sections.
PVC Roofing
Heat-welded, reflective membrane that resists grease, oils and chemicals. Ideal for restaurants and roofs with rooftop equipment.
EPDM Roofing
Durable synthetic rubber membrane with a decades-long track record. Seams are taped or glued, so careful seam work is key.
Modified Bitumen
Layered asphalt membrane with rubber or plastic modifiers. Tough under foot traffic and common on porches, carports and small commercial roofs.
Built-Up Roofing
The classic tar and gravel roof, built from alternating layers of asphalt and felt. Very puncture resistant and still found on many older Florida buildings.

RIG Roofing and Construction, solved my flat carport roof issues. Emory came out and thoroughly went over my whole roof and took lots of pictures. He listened to what I had to say and offered two options. The crew arrived early, managed by Isai and supervised by Aaron. Let me tell you they worked. This was a complex job and watching them was like watching a well organized group. They took down the flat part, built a temporary wall to hold the exterior structure up. They replaced the structural beam, by building it in place. Attached the cross beams and replaced the plywood. Then added the ISO board to create a slight tilt, so the water would flow off the roof. Then covered it with TPO sheeting. All this in one day and it poured for an hour or so. I was impressed. Thank you so much for the work well done. - Hide

I cannot say enough great things about Aaron Chandler and RIG Roofing! Aaron's communication throughout the entire process was exceptional. He was responsive at all hours of the day and understood how important our timeline was. We needed a complete reroof finished in time to satisfy insurance requirements, bind coverage, and keep our real estate closing on schedule with no delays.
RIG Roofing delivered! The entire reroof was completed in just one day, and I was extremely impressed with the quality, efficiency, and professionalism of the crew. Even the neighbors commented on how amazed they were with the process and quality of the work.
What impressed me just as much was the attention to detail. The landscaping and exterior of the home were kept in meticulous condition throughout the project, everything was cleaned up beautifully, and they even left spare shingles for the homeowners should they ever need them in the future.

Flat Roofing Questions We Hear Most
For most Florida buildings, a white heat-welded membrane such as TPO or PVC is the strongest all-around choice because it reflects heat and the welded seams resist leaks. PVC is better where grease or chemicals reach the roof, like restaurants. EPDM, modified bitumen and built-up roofs are still good options in the right situation, and we often repair or match an existing system. A free assessment tells you which fits your building.
All three are single-ply membranes. TPO and PVC are thermoplastics with hot-air welded seams and reflective white surfaces. PVC adds strong resistance to grease, oils and chemicals. EPDM is a synthetic rubber, usually black, with seams that are taped or glued instead of welded.
Often, yes. Leaks at seams, flashing, drains and rooftop equipment can usually be repaired if the rest of the membrane and the decking are sound. If the roof has widespread blisters, wet insulation or repeated leaks in many places, replacement is usually the better value. We photograph what we find and explain both options.
It depends on the system, how well it drains, and how it is maintained. The EPDM Roofing Association reports EPDM service lives of at least 38 years when properly installed and maintained. Florida's heat, UV and storms are hard on every flat roof, so regular inspections and quick repairs make the biggest difference in how long yours lasts.
Flat roofs are designed with a slight slope so water drains. If water is still standing 48 hours after rain, it usually points to low spots, sagging decking or clogged drains and scuppers. Ponding speeds up wear and can affect manufacturer warranties, so it is worth having checked.
Both. We install and repair flat roofs on homes, porches, carports and additions as well as on offices, retail centers, churches and other commercial buildings across Central Florida and the Gulf Coast.
