What Is a Modified Bitumen Roof?

A modified bitumen roof is a multi-ply flat roof system made from asphalt that has been modified with a polymer, either APP or SBS, and reinforced with polyester or fiberglass. It goes down in two or more layers, a base sheet and a cap sheet, and the cap sheet is often surfaced with granules for UV protection. R.I.G. Roofing installs and repairs modified bitumen roofs on homes, porches, carports, additions and commercial buildings across Central Florida and the Gulf Coast.

Modified bitumen is a natural fit for the low-slope parts of a Florida home, like a back porch, a carport or a room addition that ties into a shingle roof. Its layered build and granule surface give those areas a tough, repairable roof, and it is one of several systems we compare in our flat roofing guide.

As a family owned, faith based company serving Florida since 2005, we inspect first and recommend second. Every project starts with a free roof assessment, so you know whether your flat roof needs a repair or a full replacement before you spend a dollar.

FLAT ROOF GUIDE

Modified Bitumen Roofing: A Florida Property Owner's Guide

How a Modified Bitumen Roof Is Built

A modified bitumen roof is built in layers: a base sheet goes down first and a cap sheet goes on top, for two or more plies in total. Each sheet is asphalt modified with a polymer and reinforced with polyester, fiberglass or both, according to Polyglass, a modified bitumen membrane manufacturer. The base sheet bonds to the deck or insulation and forms the waterproof backbone of the system. The cap sheet is the weathering surface, and on many products it carries a layer of mineral granules that shields the asphalt from the sun.

APP vs SBS: What Is the Difference?

APP and SBS are the two polymers used to modify the asphalt. APP stands for atactic polypropylene, and SBS stands for styrene-butadiene-styrene. Both turn plain asphalt into a sturdier, more workable roofing sheet. APP cap sheets are commonly made with a granule surface for UV resistance, which matters a great deal under the Florida sun. The right choice depends on the product line, your deck and the installation method that suits your building, and we walk you through it during your assessment.

Installation Methods

Modified bitumen can be installed several ways: torch or heat welding, cold process adhesive, hot asphalt, mechanical attachment or self-adhered sheets. On a home, a porch or an addition next to living space, a flame-free method such as cold process adhesive or self-adhered sheets is often the more comfortable choice. On commercial buildings, the deck and roof assembly guide the decision. Whatever the method, the details at walls, edges, drains and penetrations matter as much as the open field of the roof.

Why It Suits Porches, Carports and Foot Traffic

Modified bitumen is a strong match for porches, carports and additions because its multi-ply, reinforced build and granule cap sheet create a thick, durable surface. Those areas often sit at a slope too low for shingles, and they tie into the main roof in ways that need careful flashing. On commercial roofs, the layered sheets hold up well to service visits to air conditioning units and other rooftop equipment. For homeowners, the best foot traffic plan is still none at all. Please leave roof inspections to a trained crew and call us if you spot a problem from the ground.

Pros and Cons in Florida

The biggest strengths of modified bitumen in Florida are its multi-ply build, its granule surface and the fact that it can often be repaired in sections. The main tradeoffs are heat absorption on darker cap sheets and, like every low-slope roof, sensitivity to standing water.

  • Pro: two or more plies, so the base sheet is a second layer of protection under the cap sheet
  • Pro: granule cap sheets protect the asphalt from UV
  • Pro: several installation methods, including flame-free options
  • Pro: damage can often be repaired in sections
  • Con: darker surfaces absorb more heat than white reflective membranes
  • Con: drainage has to be right, because standing water shortens the life of any flat roof

How It Compares to Other Flat Roof Systems

Modified bitumen is a multi-ply asphalt system, while TPO, PVC and EPDM are single-ply membranes and built-up roofing stacks many alternating layers. Here is how they differ:

  • TPO roofing and PVC roofing are reflective white thermoplastic membranes with hot-air welded seams, and PVC adds resistance to grease, oils and chemicals. The TPO and PVC we install are Mule-Hide.
  • EPDM rubber roofing is a synthetic rubber membrane, usually black, with seams joined by tape or adhesive. The EPDM Roofing Association reports that EPDM membranes deliver at least 38 years of service life with proper design, installation and maintenance.
  • Built-up roofing, often called tar and gravel, uses alternating layers of asphalt and reinforcing felts. It is very puncture resistant but heavy, and it is common on older commercial buildings.

If you want a reflective white surface over air conditioned space, a single-ply membrane may be the better fit. If you want a layered, granule-surfaced roof over a porch, carport or addition, modified bitumen is often the right call.

Signs Your Modified Bitumen Roof Needs Repair

Call for a repair when you see water stains on the ceiling below, standing water that lingers after rain, or bare spots where granules have worn off the cap sheet. Other warning signs include:

  • Ceiling stains or drips under a porch, carport or addition
  • Puddles that are still there 48 hours after rain
  • Bare, dark patches where cap sheet granules have worn away
  • Blisters, cracks or lifted seams and edges
  • Loose flashing where the flat roof meets a wall or the main roof

Most of these are visible from the ground or from inside. Our roof repair team can track down the source and fix it before the damage spreads.

Repair or Replacement?

Repair makes sense when the damage is limited to a seam, a flashing or a small area and the rest of the roof is sound. Replacement makes sense when leaks keep returning, the cap sheet is worn across the whole surface, or water has reached the deck or insulation. Because modified bitumen is installed in plies, a localized repair can often be tied into the existing system. When a full roof replacement is the smarter investment, we remove the old system, address any deck damage and install a new base and cap sheet. Business owners can learn more about our commercial roofing services, and our roof maintenance program helps catch small problems early.

Florida Factors: Ponding, Heat, Storms and Rooftop Equipment

Florida puts flat roofs through standing water, intense sun and heavy storms, so drainage, UV protection and careful detailing decide how well a modified bitumen roof performs. According to the Florida Roofing and Sheet Metal Contractors Association, ponding is commonly defined as water remaining on a roof 48 hours after rain, and the Florida Building Code points to a minimum design slope of 1/4 inch per foot (2 percent) for low-slope membrane roofs. Commercial manufacturer warranties typically require positive drainage or exclude damage caused by ponding, so we check slope and drains before we recommend anything.

Heat and UV are the other big factors. The granule cap sheet shields the asphalt from direct sun, and since darker surfaces absorb more heat than white reflective ones, color is worth weighing over living space. Storms bring wind-driven rain that tests every edge and flashing, and rooftop air conditioning units add penetrations and service traffic that need to be flashed and protected correctly.

RIG Roofing and Construction, solved my flat carport roof issues. Emory came out and thoroughly went over my whole roof and took lots of pictures. He listened to what I had to say and offered two options. The crew arrived early, managed by Isai and supervised by Aaron. Let me tell you they worked. This was a complex job and watching them was like watching a well organized group. They took down the flat part, built a temporary wall to hold the exterior structure up. They replaced the structural beam, by building it in place. Attached the cross beams and replaced the plywood. Then added the ISO board to create a slight tilt, so the water would flow off the roof. Then covered it with TPO sheeting. All this in one day and it poured for an hour or so. I was impressed. Thank you so much for the work well done. - Hide

I cannot say enough great things about Aaron Chandler and RIG Roofing! Aaron's communication throughout the entire process was exceptional. He was responsive at all hours of the day and understood how important our timeline was. We needed a complete reroof finished in time to satisfy insurance requirements, bind coverage, and keep our real estate closing on schedule with no delays.

RIG Roofing delivered! The entire reroof was completed in just one day, and I was extremely impressed with the quality, efficiency, and professionalism of the crew. Even the neighbors commented on how amazed they were with the process and quality of the work.

What impressed me just as much was the attention to detail. The landscaping and exterior of the home were kept in meticulous condition throughout the project, everything was cleaned up beautifully, and they even left spare shingles for the homeowners should they ever need them in the future. - Hide

Modified Bitumen Roofing FAQs

Both are asphalt modified with a polymer. APP uses atactic polypropylene and SBS uses styrene-butadiene-styrene. APP cap sheets are commonly made with a granule surface for UV resistance. R.I.G. Roofing helps you choose the right product for your deck and installation method during a free roof assessment.

A modified bitumen roof is installed in two or more plies. The base sheet goes down first and forms the waterproof backbone, and the cap sheet goes on top as the weathering surface, often with mineral granules that protect the asphalt from the sun.

Depending on the product, modified bitumen can be installed by torch or heat welding, cold process adhesive, hot asphalt, mechanical attachment or self-adhered sheets. On homes and porches, flame-free methods such as cold process adhesive or self-adhered sheets are often the more comfortable choice.

Yes. Porches, carports and additions often have a slope too low for shingles, and modified bitumen gives them a thick, multi-ply, granule-surfaced roof that can often be repaired in sections. Good drainage is still essential, because standing water shortens the life of any flat roof.

Repair usually makes sense when damage is limited to a seam, a flashing or a small area. Replacement makes sense when leaks keep coming back, the cap sheet is worn across the whole roof, or water has reached the deck or insulation. A free roof assessment from R.I.G. Roofing will tell you which one your roof needs.

Intense sun and UV are hard on asphalt, which is why the granule cap sheet matters: it shields the asphalt from direct sun. Darker surfaces absorb more heat than white reflective membranes, so over air conditioned space a reflective option such as TPO or PVC may also be worth comparing. Call R.I.G. Roofing at (863) 294-4477 to talk it through.
