What Is an EPDM Rubber Roof?
An EPDM roof is a single-ply flat roof made from a synthetic rubber membrane, usually black, with seams joined by tape or adhesive instead of heat welding. R.I.G. Roofing installs and repairs EPDM roofs on homes, porches, carports, additions and commercial buildings across Central Florida and the Gulf Coast, from Lakeland and Winter Haven to Tampa, Bradenton and Sarasota. It is one of several flat roofing options we offer, and we help you decide whether rubber is the right fit for your low-slope roof.
EPDM has a long track record on flat and low-slope roofs. In Florida, the details that decide how well it performs are the membrane color, how the seams are made and whether water drains off the roof after a storm.
Our crews look at all three before we recommend repair, a new rubber roof or a different membrane. If EPDM is not the best choice for your building, we will tell you plainly and explain why.

EPDM ROOFING GUIDE
EPDM Rubber Roofing Guide for Florida Homes and Businesses
What Is an EPDM Roof and How Is It Installed?
EPDM is a synthetic rubber membrane laid over a flat or low-slope deck. It can be installed three ways: fully adhered, mechanically attached or ballasted.
-
Fully adhered: the membrane is glued to the insulation or cover board below, which gives a smooth, uniform surface.
-
Mechanically attached: the membrane is fastened through the seams with plates and screws into the deck.
-
Ballasted: the loose-laid membrane is held in place by ballast weight instead of glue or fasteners.
Where sheets meet, the seams are joined with seam tape or adhesive. Flashings at walls, curbs, drains and pipes need the same careful sealing. Across Polk County and the Gulf Coast, we install EPDM on porch roofs, carports and room additions as well as commercial buildings.
Black vs White EPDM in Florida Heat
Most EPDM is black, and black surfaces absorb more heat than white reflective ones. White EPDM exists and reflects more sunlight, which matters a lot under the Florida sun.
A black rubber roof over a porch or carport with no living space below may be perfectly fine. Over a bedroom, office or air conditioned commercial space, the extra heat a black roof soaks up can show up in the rooms below. That is one reason many Florida owners compare EPDM with reflective white membranes like TPO and PVC before deciding. During a free assessment we look at what sits under the roof, not just the roof itself.
Why EPDM Seams Need the Most Attention
On an EPDM roof, the seams are usually the first place trouble starts. Because seams are taped or glued rather than heat welded, the bond depends on clean surfaces, the right primer and careful rolling during installation.
Over years of heat, rain and roof movement, a weak seam can lift at the edge and let water travel under the membrane. Laps around drains, pipes and rooftop units deserve the same attention. Regular inspection through our roof maintenance program helps catch an open seam while it is still a small repair instead of a soaked deck.
Pros and Cons of EPDM in Florida
EPDM is a proven rubber membrane with a strong service record, but its standard black color and taped seams are the tradeoffs to weigh in Florida's climate.
-
Long service life: the EPDM Roofing Association reports that EPDM membranes deliver at least 38 years of service life with proper design, installation and maintenance.
-
Flexible installation: it can be fully adhered, mechanically attached or ballasted to suit the deck.
-
Heat: standard black EPDM absorbs more heat than a white membrane.
-
Seams: taped or glued seams need good workmanship and periodic checks.
EPDM vs TPO, PVC and Other Flat Roof Systems
EPDM fits best where a proven rubber membrane matters more than a reflective white surface. TPO roofing and PVC roofing are reflective white thermoplastic membranes with hot-air welded seams, so they tend to suit air conditioned spaces in Florida heat.
PVC also resists grease, oils and chemicals, which makes it a strong pick near restaurant exhaust or equipment that drips. The TPO and PVC we install are Mule-Hide. For a different approach, modified bitumen roofing uses asphalt modified with APP or SBS and installed in two or more plies, while built-up roofing stacks alternating layers of asphalt and reinforcing felts for a heavy, puncture resistant roof often seen on older commercial buildings. We install and repair all five systems, so our recommendation is not tied to one product.
Signs Your EPDM Roof Needs Repair
Call for an inspection when you see water stains inside, lifted seams or standing water that stays on the roof. Look from the ground or from a window, and never climb onto a roof to check it yourself.
-
Ceiling stains or drips under a porch, carport or addition
-
Seam edges that look lifted, wrinkled or open
-
Puddles that remain long after the rain stops
-
Shrinking membrane pulling away at walls or edges
-
Damage around pipes, drains, skylights or rooftop units
-
Punctures from storm debris or foot traffic
Should You Repair or Replace an EPDM Roof?
If the damage is limited to a seam, a flashing or a puncture and the deck and insulation are dry, repair is usually the smart choice. When leaks are widespread, the insulation is wet or the membrane has failed across the roof, replacement makes more sense.
Our flat roof repair service covers seam repairs, patches and flashing work on rubber roofs. If a full roof replacement is the better value, we will also show you whether staying with EPDM or moving to TPO or PVC fits your building and budget. Financing is available for qualified homeowners.
Florida Factors: Ponding, Heat and UV, Storms and Rooftop Equipment
Florida flat roofs live or die by drainage, sun exposure and storm prep. Here is what we check on every EPDM roof.
-
Ponding water: the Florida Roofing and Sheet Metal Contractors Association notes that ponding is commonly defined as water remaining on the roof 48 hours after rain, that the Florida Building Code points to a minimum design slope of 1/4 inch per foot (2 percent) for low-slope membrane roofs, and that commercial manufacturer warranties typically require positive drainage or exclude damage caused by ponding.
-
Heat and UV: constant sun is hard on any roof, and color choice affects how much heat reaches the space below.
-
Storms: secure edges, sound seams and the right attachment method help a rubber roof stand up to wind and driving rain.
-
Rooftop equipment: AC units, vents and pipes create extra seams and foot traffic. On commercial roofing projects we plan flashings and walk paths around them.
Not sure what you have up there? Schedule a free roof assessment and we will explain what we find before you spend a dollar.

RIG Roofing and Construction, solved my flat carport roof issues. Emory came out and thoroughly went over my whole roof and took lots of pictures. He listened to what I had to say and offered two options. The crew arrived early, managed by Isai and supervised by Aaron. Let me tell you they worked. This was a complex job and watching them was like watching a well organized group. They took down the flat part, built a temporary wall to hold the exterior structure up. They replaced the structural beam, by building it in place. Attached the cross beams and replaced the plywood. Then added the ISO board to create a slight tilt, so the water would flow off the roof. Then covered it with TPO sheeting. All this in one day and it poured for an hour or so. I was impressed. Thank you so much for the work well done. - Hide

I cannot say enough great things about Aaron Chandler and RIG Roofing! Aaron's communication throughout the entire process was exceptional. He was responsive at all hours of the day and understood how important our timeline was. We needed a complete reroof finished in time to satisfy insurance requirements, bind coverage, and keep our real estate closing on schedule with no delays.
RIG Roofing delivered! The entire reroof was completed in just one day, and I was extremely impressed with the quality, efficiency, and professionalism of the crew. Even the neighbors commented on how amazed they were with the process and quality of the work.
What impressed me just as much was the attention to detail. The landscaping and exterior of the home were kept in meticulous condition throughout the project, everything was cleaned up beautifully, and they even left spare shingles for the homeowners should they ever need them in the future.

EPDM Roofing FAQs
EPDM is a synthetic rubber membrane used on flat and low-slope roofs. It is usually black, though white versions exist, and its seams are joined with tape or adhesive rather than heat welding. It can be fully adhered, mechanically attached or ballasted.
The EPDM Roofing Association reports that EPDM membranes deliver at least 38 years of service life with proper design, installation and maintenance. In Florida, good drainage and regular seam checks play a big part in reaching that.
Black surfaces absorb more heat than white reflective ones. Black EPDM can work well over a porch or carport, but over living or air conditioned space many owners choose white EPDM or a reflective white membrane such as TPO or PVC.
It depends on what sits under the roof and what lands on it. TPO and PVC are reflective white membranes with hot-air welded seams, and PVC also resists grease, oils and chemicals. EPDM is a proven rubber membrane with taped or glued seams. R.I.G. Roofing installs all three and will recommend the one that fits your building during a free roof assessment.
Often, yes. If the problem is a lifted seam, a puncture or a failed flashing and the deck and insulation are still dry, a repair is usually the smart move. Widespread leaks, wet insulation or a membrane that has failed across the roof point toward replacement.
Ponding is commonly defined as water still on the roof 48 hours after rain, and commercial manufacturer warranties typically require positive drainage or exclude ponding damage. Do not climb up to check it yourself. Call R.I.G. Roofing at (863) 294-4477 for a free roof assessment and we will look at the slope and drains.
