KNOW YOUR LAKELAND ROOF
A Homeowner's Guide to Roofing in Lakeland
Lakeland's Housing Mix, Neighborhood by Neighborhood
Few Polk County cities have as wide a range of homes as Lakeland. Around Lake Morton and in Dixieland you will find 1920s bungalows and frame cottages with steep, simple rooflines. Cleveland Heights and the streets near Lake Hollingsworth lean toward mid-century block ranch houses with low-slope additions and carports. Out in Lakeland Highlands and along the southern edge of the city, larger homes from the 1990s onward often carry hip roofs, tile, or architectural shingles under an HOA.
Each style brings its own problems. Older homes tend to hide layered roofing, tired decking, and flashing patched more than once, while ranch homes often have a flat porch or addition tied into a pitched roof, a common leak point.
Roof Systems We Install Across Lakeland
-
Architectural shingles remain the most popular and most affordable choice for Lakeland homes. Explore shingle roofs
-
Metal roofing lasts 40 to 70 years, reflects summer heat, and stands up well to high wind. We install standing seam and exposed fastener panels. Explore metal roofs
-
Clay and concrete tile can last 50 years or more and suits many of Lakeland's Mediterranean style and HOA homes. Explore tile roofs
-
Low-slope and flat sections on porches, carports, and commercial buildings are best served by a TPO membrane or a PVC membrane.
Who Approves a Reroof in Lakeland
Inside city limits, roofing permits are issued and inspected by the City of Lakeland Building Inspection Division. Homes in unincorporated pockets with a Lakeland mailing address, such as parts of Kathleen, Medulla, and the Highlands, are permitted through Polk County instead. We confirm which authority covers your address and pull the permit for you.
If you live in one of Lakeland's local historic districts, such as Dixieland, South Lake Morton, East Lake Morton, or Munn Park, exterior work generally needs a Certificate of Review from the city's Historic Preservation office. Roof replacements are usually handled as a minor project reviewed by staff, and we help you gather the material details they ask for. HOA communities in the Highlands and North Lakeland have their own architectural review, and we can supply color samples and product sheets for that as well.
Heat, Lightning and Summer Storms
Lakeland sits in the middle of the state, far from the coast, but it still takes a beating. Hurricane Milton brought damaging wind to Polk County in October 2024, and afternoon thunderstorms with lightning and sudden gusts are part of nearly every summer day. Long stretches of high heat and humidity bake asphalt shingles from the top while trapped attic moisture works on the decking from below.
The damage we see most often in Lakeland includes curling or missing shingles, leaks around chimneys and vent stacks, rotted fascia and soffit, and black algae streaks on north-facing slopes shaded by the city's big oaks.
Signs It May Be Time for a New Roof
Most asphalt shingle roofs in Central Florida last 15 to 25 years. Consider a roof replacement if your roof is 15 years old or more, has leaked in several places, has large areas of cracked or missing shingles, or lets daylight show through the attic boards.
If the problems are limited to one area, a targeted roof repair is often all you need. Start with a free roof assessment and we will show you the photos and talk through both options. For newer roofs, our Roof Maintenance Program catches small issues early.

Absolute 5-star experience from start to finish!
We recently used R.I.G. Roofing for a project on our family home at Lake Mirror in Winter Haven after dealing with a frustrating roof leak. From the very beginning, their coordination was flawless. Their website was incredibly easy to navigate, and after filling out the contact form, we received an immediate response. Wow!The entire process was completely seamless. Every single step, from the initial consultation to the inspection with a higher-level manager, receiving the estimate, the actual roof work, and the follow-up care, was handled with total professionalism. It is clear that every department at R.I.G. works hand-in-hand.

RIG Roofing and Construction, solved my flat carport roof issues. Emory came out and thoroughly went over my whole roof and took lots of pictures. He listened to what I had to say and offered two options. The crew arrived early, managed by Isai and supervised by Aaron. Let me tell you they worked. This was a complex job and watching them was like watching a well organized group. They took down the flat part, built a temporary wall to hold the exterior structure up. They replaced the structural beam, by building it in place. Attached the cross beams and replaced the plywood. Then added the ISO board to create a slight tilt, so the water would flow off the roof. Then covered it with TPO sheeting. All this in one day and it poured for an hour or so. I was impressed. Thank you so much for the work well done. - Hide

I cannot say enough great things about Aaron Chandler and RIG Roofing! Aaron's communication throughout the entire process was exceptional. He was responsive at all hours of the day and understood how important our timeline was. We needed a complete reroof finished in time to satisfy insurance requirements, bind coverage, and keep our real estate closing on schedule with no delays.
RIG Roofing delivered! The entire reroof was completed in just one day, and I was extremely impressed with the quality, efficiency, and professionalism of the crew. Even the neighbors commented on how amazed they were with the process and quality of the work.
What impressed me just as much was the attention to detail. The landscaping and exterior of the home were kept in meticulous condition throughout the project, everything was cleaned up beautifully, and they even left spare shingles for the homeowners should they ever need them in the future.
